2022 Upcoming Road Work and Maintenance

  • Elmers has added gravel and performed some much needed road repairs to address runoff issues on S. Golden Valley Rd and Sleepy Ridge Trail. This work was completed on April 28-May 2, 2022. Thank you to the members who paid their road assessment timely, and we appreciate everyone’s cooperation in this matter so this work can be completed to keep our roads safe. These improvements will keep our property values high, visually appealing, and keep travel safe for family, renters and professional services when accessing our homes.

  • Road grading and calcium chloride applications will be scheduled throughout the 2022 season, as needed. Notification will be made to the association membership via email prior to each grading and calcium chloride application.

Annual Association Meeting

  • Thank you to all those who attended the Annual Association Meeting held on June 4th, 2022, 6 owners representing 7 lots attended. We had some great discussions amongst the membership. The Agenda and Minutes for those members that were unable to attend are posted on the website.

Potential Upgraded Internet Service

  • SkyWeb has indicated they would be able to provide fiber internet service to our neighborhood possibly as early at Spring 2022. The Property Committee is still waiting on the details and logistics of the availability. There would be no upfront owner financial deposit required, only a monthly service billing, which is estimated between $39.99-$49.99 per month. Additional information to follow.

  • Currently the best alternative could be Elon Musk’s Starlink satellite internet which is offering speeds of 50-150 Mbps. Starlink’s beta service is now available in our neighborhood, but you will need to get on their wait this for this service. The cost to sign up would be a $99 deposit to put you in the queue and there would be a one-time fee of $599 plus a $50 shipping for all the equipment and a $110 monthly Internet service billing charge. Once notified, you will have 7 days to elect to move forward or have the option to request a refund on your initial deposit. 

  • Cherry Capital Communication evaluated our neighborhood along with The Woods and the capital cost to build a fiber network would be $170,000. This would break down to an $1800 deposit plus $70 per month for 48 months or $5,180 per current homeowner in addition to a monthly Internet service billing. The consensus among those present at the 2021 Annual HOA Meeting was that this was cost prohibitive. Also, anyone who completed the petition of interest for Cherry Capital are under no future obligation to go with this option.

  • As for Spectrum and CenturyLink, they have advised that there are not enough homes for them to profitably upgrade their service in our neighborhood. As such, our neighborhood is still considered a “Red Flag” service area. As Spectrum expands their service areas, service could potentially be offered in our neighborhood in the next 1-5 years.

  • The American Rescue Plan Act (ARPA) has awarded $4.2 million to Leelanau County with $3.2 million approved to bring fiber internet to unserved/undeserved households. Unfortunately, this will be directed towards the eastern and northern portions of the county at this time. The western portion of the county will need to wait until a future expansion.
