Welcome to the Golden Valley Woods and to the Golden Valley Woods Association (GVWA), a beautiful, nature-filled rural community nestled near Empire, Michigan consisting of acreage properties and custom-built homes with plenty of room to roam.

As you are settling into your new home here are the answers to some of the questions you might have. For more information, please check out our website and be sure to provide your email address to the property committee secretary so that you are automatically included in any email communications. 

GVWA‘s MOST FREQUENTLY ASKED QUESTIONS

Q:   Who handles road maintenance and snow plowing?
A:   Because all Golden Valley Woods roads are private, the GVWA property committee is responsible for the maintenance of all the roads. Each resident is responsible for their own driveway, etc. Road maintenance, such as grading and graveling, generally begins in the spring and continues throughout the summer and fall as needed.  In the winter, we contract with Harriger Construction to plow and sand the roads as needed. If you have questions or want to inquire about having Harriger Construction set up a separate account for your property snow plowing needs, please contact a member of the property committee for contact information.

Q:   What is the structure of the GVWA and how do I get involved?
The GVWA was established as a private, not for profit organization. The business of the GVWA is conducted by a board of three (3) to eight (8) members elected by the membership. Updates, activities, and opportunities for involvement are posted on the website. Please contact any of the property committee members if you are interested in participating in the GVWA property committee or being a property committee member. Also, please provide your email address to the property committee secretary so that you are automatically included in any email communications. 

Q:   When are GVWA dues billed and payable?
A:   A invoice for the annual dues is mailed in April of each year and is payable within 30 days. In addition, snowplowing invoices are mailed in early November of each year to developed lot owners and are payable within 30 days. Additional dues information is available on the Association Dues page of our website.

Q:  I’m thinking about construction / renovations to my home or property, what do I need to know? 
A:   Prior to building a new home or making any changes to your property, please see the restrictions in the Covenants. No building, structure, driveway or road should be erected or altered until the plans have been reviewed and approved by the Property Committee to insure compliance with the Covenants. Additionally, you must follow construction and permit requirements from the state, county and/or township prior to requesting approval from the GVWA Property Committee.
